Finding the right builder for your development project is one of the most crucial decisions you’ll make. The quality of the work, cost, and timeline all depend on your choice. With so many builders available, the process can feel overwhelming.

This is where a building broker can make all the difference. But what exactly is a building broker, and why should you consider using one?

A building broker acts as an intermediary between you and potential builders. Instead of approaching builders directly, you work with a broker who assesses your needs, gathers quotes, and finds the best builder for your project. They handle much of the legwork, saving you time, money, and stress.

If you've ever used a mortgage broker to obtain finance on your behalf, then this probably looks very familiar - except it's for builders not loans.

The first step to working with a building broker is to give them a clear understanding of your project’s scope.

Some key factors include:
  • are you building a single home, a multi-unit development, or a commercial space?
  • a realistic budget that includes construction costs, permits, and contingencies
  • a timeline for when you need the project completed and any milestones along the way
  • any specific architectural styles or features you have in mind
  • special requirements such as eco-friendly or energy-efficient solutions

Having these details sorted out will make it easier to communicate with builders and get accurate quotes.

Keep in mind that a building broker isn't going to be much help if you're still at the due diligence stage. They need concrete information in hand so they can select the right builders to approach.

Right now you're probably thinking you could do the same thing yourself, and up to a point, if you have the time and patience, you probably could. One of the values of using a building broker, though, is that they're in the market all the time, so are well aware which builders are keen for new work, and which are booked up and likely to charge a premium to slot you in.

And again, similar to a mortgage broker, it's likely they've built up strong relationships with builders, allowing them to negotiate better deals and contract terms. Often they can get through and talk to the builder, whereas for you it can be a challenge.

So there's a strong possibility they'll be able to help you find the best builder for your project at the best price.

One thing to keep in mind, though, is that a lot of building brokers are paid their commission by the builder who secures the work. This can raise questions about how unbiased they truly are in their recommendations.

It's not common, but if you can find a broker who is paid by you rather by the builder, then hopefully you can be more confident they're being impartial. That does add another expense to your project though.

If you’re unsure about the building process, short on time, or looking for the best possible deal, a building broker can be a valuable asset. They streamline the process, ensure you get quality work at a fair price, and provide expert advice along the way.

But what if you want to find your own builder? If you're confident in your ability to do your research on builders and choose the right one, here's a couple of approaches you can try.

This is a big benefit of a network like Property Developer Network - lots of other people have used builders for their developments, and so are a great source of referrals.

It's important to find other developers with a project that's reasonably similar to yours as a starting point. Meetups are great for chatting about builders, but asking in our Facebook group is also a good option.

Another source of referrals is your team. The various members of your team regularly work with builders, or have clients working with builders, so can often give good advice about which builders do a good job and are good value for money.

Project Builders

If you're looking to use a project builder for your development, then start hanging out at display homes. This is particularly useful if you're in the very early stages of deciding what to build, as you can often get a rough idea of likely build costs for your feasibility.

Go for a drive around the streets near your development, and look for similar product being built. Builders nowadays usually have plenty of signage up, so take down their details and give them a call.

This can be very helpful if you're still in the early stages, as your conversations can sound like "I notice you're building a duplex in LaLa Street. I'm looking at doing something similar in that suburb - can you give me a rough idea of the cost for your current build?".

Okay, don't quote me verbatim when you call, but this is a great way to get some rough figures for your feasibility.

Tender

When you're at the point of choosing a builder, with all your planning information ready and signed off by Council, then asking local builders to tender is another way of finding the right builder.

You can take the list you've compiled from all your sources and send them a comprehensive Scope of Works for quoting. Then wait for the tenders to come in and make your selection.

So is a building broker right for you? Realistically that's going to come down to your own level of experience and time availability.

And before hiring a building broker, research their reputation, experience, and fees. A good broker should be transparent, knowledgeable, and genuinely invested in helping you find the right builder.

Remember, too, that the broker's recommendation shouldn't replace your own due diligence. Before making your final decision, visit completed or ongoing projects by the recommended builder/s. Observe the quality of workmanship and attention to detail. If possible, speak with previous clients to ask about their experience.

Selecting the right builder is a crucial step in ensuring your development project runs smoothly. Whether you go through the process alone or hire a building broker, being proactive and informed will lead to a better outcome.
