Our Real Deal comes from Wendy Macdonald and was a 1 into 2 lot Subdivision with MANY many twists along the way!
This one was a DOOZY….and with so many learnings, Wendy has gone as far as changing the way she structures ALL of her deals for the future.
Located in Mooloolaba on 750m2 zoned Medium Density, this site was initially approved for a 1 into 3 lot Subdivision, and whilst a great design outcome for the smaller lots was initially achieved, Wendy quickly realized that unless she could successfully build a quality product on such a small block, AND that someone would actually buy the product being created, then it would be a 'NO DEAL'!
Compounded further by the slope of the land, Wendy's Builder #1 thought the blocks were unworkable, so she quickly pivoted her strategy and decided to sell the deal on with the approved DA.
She successfully sold the site with a $100k non refundable deposit paid upfront, BUT…as the pointy end of the deal arrived…'aka' Settlement Day….the Buyers were UNABLE to settle, and subsequently lodged legal proceedings to stop their deposit being refunded and put a caveat over the house…Oh dear!
Long story short…this deal does have a hidden silver lining, and don't you worry, Wendy will be sharing all the 'gory' details on the day!
