Demolition Done Right! Perfect Contracting (Mateusz Jedruszek)

De-risk Early Works: Demolition, Hazmat & Remediation

Many projects hit snags before construction starts. Whether through hidden hazards, missed approvals, disconnected team’s, that’s where variations, delays, and compliance issues creep in.

Early works set your project up for speed and certainty OR for pain. The difference? Knowing the right sequence, approvals, risks, and using a fit-for-purpose methodology.

This month Industry Expert speaker, Mateusz Jedruszek from Perfect Contracting will walk you through a clear, practical process for demolition and decommissioning so you avoid surprises, control costs, and keep your program on track.

Mateusz will cover:

•        The full process—site checks to final sign-off, mapped as a checklist
•        Approvals—what you need, when, and who issues them
•        Preparation—site investigations, scope definition, and safety planning to cut risk and variations
•        Abolishing services—who to contact, how to apply, and common pitfalls
•        Hazmat, remediation, and demolition scoping—how to quanify, price and avoid blowouts
•        Methodology—choosing the right approach to save time and money
•        The certifier’s role—legal sign-off requirements and timing
•        Collaboration—how engaging early with specialists unlocks cost and program benefits

If you want fewer surprises, tighter budgets, and clean compliance, follow a proven roadmap from the start. This is a meetup not to be missed
Erin Watt
Erin Watt began her property journey in 2013 as a single mother with limited funds, borrowing $5,000 from her grandmother to attend a Renovating for Profit course. It was there she discovered her passion for property and connected with a mentor who recognised her potential and supported her through development mentoring. By 2018, she had moved into active property investment, purchasing three properties that went on to fund her first development site.

When “Approved” Doesn’t Mean Easy

On paper, this one should’ve been straightforward.

CDC approval. Build. Sell. Move on

Instead, it became a masterclass in everything that can go wrong, even when you think you’ve done the right thing.

Approvals dragged out to 12 months on a CDC project. Council pushed it into the “too hard basket,” disputing flood reports despite expert advice. Finance fell apart when promised funding shrank overnight. Valuations came in low. Then higher. Then changed again.
Buried asbestos. Unexpected cash calls. Contractors demanding payment. Tenants refusing to leave. Threats from council. Pressure from every angle.

And just when the project was complete?

More issues with the certifier not willing to sign off.

To top it off, partnering with family without proper agreements led to shifting goalposts, broken trust and a painful breakdown in relationships.

At this month’s Property Developer Network Meetup, Erin Watt shares her Real Deal a raw, honest walkthrough of a project that tested her financially, emotionally and professionally.

Erin will unpack:

•        Why “CDC” doesn’t always mean fast or simple
•        How finance, valuations and buried surprises can derail a deal
•        What happens when certifiers, councils and consultants don’t agree
•        The real risks of informal JV and family partnerships
•        And the hard lessons she’ll never repeat again

If you want to understand what can really happen between approval and settlement and how to survive it when it does.  This is a session you need to hear.
