Pattern Book Secrets For Quick Wins! NSW Government Architect (Abbie Galvin, Diana Snape and Jillian Hopkins)

For many small-scale developers, one of the toughest battles is finding designs that tick all the boxes: affordable to build, appealing to buyers, and able to pass smoothly through council. Too often we waste months and thousands of dollars only to be hit with delays when plans don’t meet planning guidelines, sustainability standards, or buyer expectations. Sound familiar?

That’s exactly where the NSW Housing Pattern Book changes the game. Imagine having access to a library of modest, flexible, and affordable housing designs that are crafted by award-winning architects that already align with a fast-tracked planning pathway. With ready-to-go technical drawings, site layouts, material options, landscaping plans, and even BASIX specifications, you can save serious time, cut costs, and give your project a head start from day one.

This month, we’re excited to welcome Diana Snape, Abbie Galvin, and Jillian Hopkins from NSW Government Architect as our Industry Experts. Diana will share how you can use the Housing Pattern Book to:

•        Fast-track approvals with pre-aligned designs
•        Access technical drawings to get your project team moving quickly
•        Choose from pattern-specific layouts and material options
•        Incorporate landscaping and planting guides with ease
•        Meet BASIX certification requirements
•        Reduce design costs without compromising quality
•        Deliver sustainable, high-quality homes that today’s buyers demand

If you’ve ever been bogged down by design headaches or planning delays, this session will show you a smarter, faster, and more affordable way forward while still delivering the outcomes the community, council, and your bottom line are looking for.

This is one session you definitely won’t want to miss.

Mauro Buono
Mauro’s property journey began back in 1999 with an ‘approved for subdivision’ block in Berowra, a site best described as goat territory at the time. From there, they took on a 7-townhouse project on, their principal place of residence after the land was rezoned while they were living there. Next came a knockdown-rebuild of their home in Longueville, followed by another project in Mt Colah.
'Real Deal' Presentation
Subdivision 3 into 5 and Build 3 house (Mauro Buono)
2885m2, R2, Mt Colah, New South Wales

Ever looked at a deal on paper and thought, this one’s going to be smooth sailing, only to find yourself blindsided by hidden costs, tricky neighbours, or a nasty surprise in the soil?

That’s exactly what happened to this month’s Real Deal speaker, Mauro Buono. Mauro took on what looked like a straightforward subdivision turning 3 lots into 5, selling off 2 blocks, and building 3 houses. Sounds simple, right? Wrong. Between negotiating an unexpected site issues and reluctant neighbour, this project threw up more than its fair share of hurdles.

But here’s the kicker Mauro still came out on top. The build of the 3 houses was completed in a short timeframe, and with a smart arrangement in place with the builder, the timing of payments worked perfectly in Mauro’s favour.

At this month’s Real Deal, Mauro will share how he tackled:

•        Easements that came back to bite
•        Hidden asbestos remediation
•        A budget blowout
•        And a clever win with his builder

If you want to avoid costly mistakes, learn how to negotiate easements before you buy, and understand the hidden risks that can blow out your budget, this is the session for you. Join us to get the inside story so you can plan smarter, protect your profits, and keep your next project on track!
