Getting Sydney Water Approvals

Sydney Water requirements can be a maze, especially when you're navigating small-scale property developments.

One wrong turn and you might find you can't obtain a Section 73 certificate leading to costly and complex solutions – if you can’t drain to the existing sewer, or the nasty surprise of additional servicing requirements at the project's end affecting what is already built!

Worst case? Long delays in obtaining an Occupation Certificate! AND all too often, developers don’t even see it coming until it is too late!

Our Industry Expert, Jeremy Hopson from FJA Water, is here to clear the fog around Sydney Water's process from start to finish. In this session, he’ll uncover:

- When is a Section 73 Certificate required?
- The process from project inception to project completion
- Design and construction requirements
- Sydney Water new developer charges
- Case study – duplex project: applications, design, fees, and the construction process
- Project completion process and release of S73

By the end of this session, Sydney Water will no longer be a mystery, but a manageable part of your development journey!

Don’t be left scrambling to fix things at the eleventh hour! Come along to this Meetup to learn the crucial steps that will save you headaches down the track!

'Real Deal' Presentation
1 into 2 Subdivision With New Builds

555m2, R2 Residential, Marsden Park, Blacktown Council, New South Wales

Have you ever been to a friendly tennis match and ended up buying a property development site instead?

After a Saturday tennis game, his tennis buddy was off to buy a block of land in a new land release… Always on the lookout for an opportunity, Hiren tagged along and scored when a couple returned a lot that was priced $85k less than his friends! Winning!

The project was bouncing along nicely when Hiren’s town planner suggested a subdivision rather than a duplex, and he aced a great builder with an all inclusive fixed term contract. All in a rising market!

However, the property development game if full of surprises!

- Fell short of equity/cash to be able to finance
- Had to reach out to friends for short term loan to take it across the line
- Delay of 8 weeks due to electrical design not completed on time
- Delay to the sub-division certificate process.
- Did not read the DA properly which mentioned masonry retaining wall. Found out at final council inspection.
- Added another 3 weeks delay and cost outlay of $10K to fix up the error.

Join us to hear Hiren's story—a real deal that’s packed with insights, strategies, and hard-earned lessons. Whether you're just starting out or looking to sharpen your skills, this is your chance to learn how to turn obstacles into opportunities and maximize your profits in property development. Don't miss it!
