Understanding The Subdivision Development Approval Process

Imagine this… you’ve put in all the hard yards with your subdivision project… you’re close to the finish line… you just need to get your Consents or Subdivision/Strata Certificates
signed…

BUT – you need a “document” and it’s going to take months to come through! What?!?!?

The project is at peak debt – the holding costs are massive! And now you must sit and wait for utility approvals to be finalised so the subdivision can be completed. Aughhh!

Mattrix Group - Sam Elali
Sam Elali came from a hospitality background, his family owning two large restaurants. He studied to be a chef and joined the family business. His father was also interested in property and would buy land, build homes, and sell them. In his 20s, Sam and his brother, Bass, took over running the business and continued the property ventures for another 10 years. Realising the tough restaurant industry wasn't sustainable, they decided to transition into property development. Bass obtained a builder's license over four years, and they gradually moved out of the restaurant business. Over the next decade, they successfully exited the restaurant industry and went full-time into property development and construction.
Mattrix Group is a family owned and operated construction company specialising in new home builds, apartments and commercial buildings. They currently operate in both Melbourne and Sydney with offices in both cities. Their team of staff are all accredited, qualified and experienced in aspects of domestic and commercial building. Mattrix Group have many projects in the pipeline, some are commercial sites and some residential, and are also negotiating on a master plan in the southwest area of around 400 apartments plus shops, commercial and hotel.

Have you ever spotted a promising looking opportunity, and sent the details on to one of your professionals to do the Due Diligence for you?

Seems like a logical thing to do… Right?

Well… maybe… but you CAN’T be complacent!

This ex-service station site was earmarked to be re-zoned to residential, and Sam was told that it would have some existing use rights and achieve approx. 10 units and a day care centre.

BUT – this time Sam didn’t do his own Due Diligence and check what his architect was telling him… AND it nearly sunk the ship!

It became clear during their planning phase that it just would not be feasible to construct this project. They stood to lose everything!

Luckily, they were strong enough to weather the storm and be able to hold on to the site – for EIGHT YEARS! Over that time, as the market picked up, the deal began to show a small profit – but with a VERY different product being constructed.

They ended up completing the venture AND managed to sell the completed site to the government for affordable housing. Win-Win!
