This story started off like many others…
Regina met her JV Partner at a property seminar. They decided to do commercial property developments, but that just didn’t work out for them… So, they switched to residential.
Browsing through realestate.com.au, Regina’s JV Partner stumbled upon this site and flicked it through to have her do a quick feaso and see if it stacked up. It did – and they were ON!
What looked like a simple 1 into 2 Subdivision (cosmetic reno of the existing house at the front & new build on the battleaxe at the rear) turned out to be a 3 year project!!!
Purchasing in July 2020, they had to navigate the COVID-19 lockdowns to visit the site. Luckily, they were able to say they were in the business of real estate (Regina is a Registered Architect) which gave them access! Phew!
Unfortunately, they couldn’t use a private certifier, so had to go through council. And it was the Council was their biggest holdup:
- 3 months to get approval for pre-fabricated dwelling for the rear lot
- DA took 6 months
- And CC took another 5 months!
- Once approval was granted it took them 3 weeks just to write the letter!
