Highly motivated, innovative, and futuristic, Christopher McNaughton is a professional Surveyor and Land Economist in Newcastle and is the Principal of Palmer Bruyn, the oldest continually operating firm in Australia. Chris has an extensive background within the industry and has cultivated strong dexterity involving problem-solving land use conflicts, calculating data, measuring, and providing property owners rooted insight for them to achieve the ideal use of their land. After graduating high school, Chris studied the fundamentals of Surveying, later returning to study when he graduated with a Law degree. He continues working on himself both personally and professionally so he can deliver exceptional services that allow landowners to not only benefit in the present, but become prepared for what lies ahead in the future as well.

Easements & Covenants – they can be a deal breaker OR a deal maker!

Yes, it’s true! Easements can restrict a site to the point where it’s not developable or profitable… BUT they can also be beneficial to your project too!

It’s vital that you have an understanding of how an easement or covenant can affect a potential project at the due diligence stage – both in a positive and negative way.

Getting it wrong will impact both time and costs – and your profitability!

To give us a run-through of what we need to know is Chris McNaughton from Palmer Bruyn Surveyors, who’ll speak about:

- What is an easement or covenant?
- What easements are already in place on your site?
- Water, sewer, stormwater, NBN, electricity.
- Right of access.
- What easements may be imposed on your site with regard to design?
- Obtaining easements over adjoining neighbours.
- Removing an easement.
- When can an easement be beneficial to the developer?

Rebecca Pfeiffer
Rebecca Pfeiffer has always been a property enthusiast, buying her first cash flow positive in her early twenties before moving on to more active equity and profit building strategies, completing a number of successful property flips. Development was the next logical step in Rebecca’s property journey. This dual occupancy subdivision provided a low risk starter project to dip her toe into the exciting world of development. Rebecca is always looking to learn new things and expand her skills to scaling the projects and the profits.

It happens time and time again! Real estate agents’ mis-advertising properties!

In this case, it was to Rebecca’s advantage! This property was advertised as a house and granny flat when it was actually a dual occupancy!  Winning !

Failing to sell at auction, they picked the property up two weeks later, securing three month delayed settlement to investigate their development and finance options.

Securing private equity finance, the project was underway. BUT, there were challenges ahead:

- Underestimated the length of the process.
- Underestimated subdivision costs.
- Stormwater engineering design didn't reflect the depth of the existing stormwater.
- Stormwater plans had to be revised and approved at the construction stage.
- Didn't get expected sales prices.
