Jo Cern was able to rescind an existing DA on her development site and get a new design approved via CDC, allowing her to gain over 60sqm of internal space and a much better design and flow! Winning!
However, there were stormy seas for Jo to cross before she completed this project:
- Significant delays (9 months) with 2021 Covid lockdown & endless La Nina rains
- Stormwater Engineer deemed whole property be classified in flood zone
- OSD tanks the size of small swimming pools!
- Driveways built on piers
- Unprofessional private lender
- Inability to claim liquidated damages due to contract clauses
- Refinancing prior to getting an Occupation Certificate!
- Council delays to registering the Positive Covenant for OSD tanks
- Private Certifier refusing to grant Interim Occupation Certificate without Positive Covenant!
- Geotechnical Engineer mandating Structural Engineer redesign right at the last minute!
