AND is the lot size shown on the Deposited Plan correct?
This is SO important when you are working out yields on a potential development site! and applies to both Subdivisions & Multi-Res! Getting it wrong could mean the project won’t stack up and run at a loss! Eeekkk!

Seamus King and Jonathan Tyson have been Property Developing for 10+ Years in Australia and recently formed a Property Development Business focussing on Micro-Apartments (Rooming Houses).

300sqm + 300sqm + 601sqm, LDR, Deagon, Brisbane City Council, Queensland
Are you looking to increase your income from your property portfolio? AND have you thought about venturing outside of your local area to do it?
BUT you are concerned about the challenges that come with running a project when you are not just around the corner?
What about if you were doing THREE projects at once!!! Wowza!
Seamus King and Jonathan Tyson did just that, and they have quite a story to tell about the experience when a few things didn’t go according to plan:
- Delayed 5 months in Plan Sealing & Registrations
- Major material supply issues
- Changed from Timber Frames to Steel Frames (or they had to wait another 5 months!!!)
- Shortage in Trade Services
- Lack of scaffolding for the two High Set Builds
- Limited access to Furniture Stock - had to stockpile enough for fifteen rooms - logistics were key!
- Final Building Inspections over Christmas while also securing tenants!
- A significant sewer failure at two of the builds soon after tenanting! Eeeekkk!!!
Seamus & Jonathan undertook significant camera work from the development to the sewer mains. They found the culprit - and now have photographic evidence of what can get into these drains and block them! All will be revealed!
