Lisa always had a passion for property and dabbled in investing before recognising small scale development as a way of fast-tracking equity growth. She always wanted to do a build project however thought a small-scale project would be best to learn the process, so she did a 1 into 2 subdivision with a detached dual-occupancy build in the Lake Macquarie area.
In finance for 20+ years, Lisa wanted to grow her skills in property development to transition out of corporate life. She recently reduced her day job to 3 days a week to spend more time on her property development business.

There is a saying, “You don’t know what you don’t know”… and this is so VERY true when it comes to a newbie in property development!
First-time property developer, Lisa, bought this site off-market for a good price just before the 2019 election at a time when no-one was really buying property, negotiating a better vacant block that the owner at first didn't want to sell! She had a good team of consultants and was lucky with a reliable builder who communicated well during the build process.
ALAS… a few cracks soon began to show causing Lisa more than a few headaches:
- DA approval took a long time due to COVID and exceptions getting double garages over the line,
- Delays lodging the DA meant she didnt take full advantage of the settlement period,
- Lack of clarity around some of the DA conditions delayed getting the construction certificate,
- Timber shortages further delayed building commencement,
- Bad weather caused more delays with the driveway pour and landscaping work being re-done with extra drainage put in, and
- Extra costs that weren't factored into initial feaso e.g. site preparation costs, civils works, extra landscaping costs.
SO… what does Lisa know now?
