Purchasing a block in the beautiful seaside town of Ettalong Beach in October 2014, Stan set about to build an attached duplex.
Despite the Council only making minor modifications to original proposed Development Application, the construction process was slow going with the Occupational Certificate issued in March 2017.
Along the way, Stan was able to keep a tight rein on stormwater, hydraulics, and site costs plus the use of light weight materials kept the build costs low.
BUT… he didn’t factor into the feasibility the construction cost of kerb, gutter and road… Ouch!
When the time came to sell, he was unable to secure pre-sales with the older demographics in the market preferring smaller Villa style developments.
SO… on to Plan B. But what to do? Strata Subdivide, Sell, Rent???
