Terry Cui
Terry was an accountant working in the corporate world back in 2015. Now he runs his own business - a property development firm with a total current project value of $23mil in the books.
'Real Deal' Presentation
Lacking knowledge about which professionals you need to talk to during the different stages of due diligence, development application and construction can cost you time and money.
SO… when Terry bought this corner block on a 9-month call option contract he knew he was on to a good thing. He negotiated the price down $80k before the option expired and was able to start the design before settlement with the help of a good real estate agent and builder.
BUT THEN… when working on the development application Terry didn't hire a town planner when increasing the density (and in fact went to 2 council pre-lodgement meetings without a town planner onboard!!!), he didn't hire a new architect when increasing the density, AND didn't hire a traffic engineer early enough despite being on a busy road!
On top of that – he had to deal with a contamination assessment, and a high-pressure gas line affecting the sewer connection meant a change from Torrens Title to Strata Title!!! All of the above caused delay after delay – the DA took 2 years! Aughhh!!!
