Yan & Tony started buying properties in 2009 when they first met, and quickly collected 9 properties within 5 years. They then went on to complete MULTIPLE deals and if you can think of the development strategy, I can almost guarantee Yan and Tony have done it! Some with varying success of course... but each deal has been another feather in their caps along the way. Like many people in the community, they haven't been short of chasing 'shining objects' over the years (even day trading on the New York Stock Exchange in their 'free' time!), but as you'll see from their presentation, their true passion lies in Property Development.
'Real Deal' Presentation
Yan & Tony Murphy Real Deal: 2 lots 8 townhouse site, 1611sqm, Zoned R2, Low Density Residential
Period: 2-3 years
Creative Strategy: Vendor JV
As you know Property Development deals are consistent with their ups and downs, and this Real Deal from Yan and Tony's was no different!
From their construction certificate taking longer than expected because of a change from timber to steel, to significant delays due to continual heavy rain onsite, kitchen supplier problems and issues obtaining their occupation certificate, right the way through to their Builder COMPLETELY pulling the pin and going into voluntary liquidation during the deal meaning they needed to take over the site themselves to keep the clockwork ticking, you could say..."This deal had it ALL!"
Thankfully though, Yan and Tony didn't let this dampen their mood (or their profit for that matter) and it wasn’t long before they were able to turn each of these problems around...
One of the best parts... was the Joint Venture they did with the Vendor allowing them to limit holding costs and ensure when the hiccups did arise they could be swiftly managed.
