Don't Let Bushfire Rules Burn Your Deal! Bushfire Prone Planning (Angus Money)

You’ve done your homework. The site looks promising. The numbers appear to work.

Then someone mentions bushfire risk.

Suddenly, you're dealing with bushfire assessments, planning requirements, building requirements, vegetation, access, design changes and development constraints.

Here's the problem most mum and dad developers don't see coming:

Bushfire risk gets considered too late.

And by the time you discover there's an issue, you've already invested significant time and money into the site or design.

Your developable area could shrink. Lot yield could change. Roads may need to be redesigned. Additional vegetation management could be required.

And suddenly, your profitable development is facing delays, redesign costs and approval headaches.

The biggest mistake.

Assuming bushfire risk is something you can deal with once the development is designed.

It isn't

Bushfire considerations can influence the viability, layout and cost of a project from the very beginning.

So how do you avoid the headache?

Get in front of it from day one.

At our next Property Developer Network Meetup, Angus Money from Bushfire Prone Planning will unpack

·        When bushfire advice is needed throughout the property cycle
·        The planning and building requirements you need to understand
·        How to anticipate bushfire risk before committing significant money
·        Common mistakes that can create costly problems
·        Real-world case studies showing the risks and solutions

Most importantly, you'll learn how to identify potential bushfire constraints early, understand what they could mean for your project, and use that information to guide your design and development strategy.

Because the best time to discover a bushfire problem isn't after you've bought the site.

It's before.
In 2015, Steve Mucha and his partner attended their first property investment seminar. This led to two years of mentorship covering buy-and-hold investing, renovations, flipping and property development. They made a conscious decision to invest in themselves first, recognising that knowledge only becomes valuable when it can be applied. In 2017, they purchased their first home and converted part of the property into a self-contained studio, which became their first short-stay investment. From there, they acquired a run-down property almost every year, renovated it and converted it into short-stay accommodation. As their experience and confidence grew, so did the size of the projects they took on. By 2020, they had reached the limit of the capital they could deploy themselves, so they began partnering with a cash investor through joint ventures. By 2022, they had built a portfolio of 12 short-stay units. This was followed by their eight-lot land subdivision in Busselton. From 2023 onwards, their focus increasingly shifted towards commercial property and industrial investments.
'Real Deal' Presentation
1 into 8 lot Subdivision (Steve Mucha)
3442m2,R30, Busselton, Western Australia

You’ve found the site.

It’s been sitting on the market for years. It’s overpriced.

But you can see the potential.

One property becoming eight lots.

Sounds straightforward, right

Then development reality kicks in.

DA conditions. Infrastructure delays. Environmental issues. Rising costs.

And suddenly, the project becomes much more complicated.

Here’s what many mum and dad developers don’t realise:

The deal rarely goes exactly to plan.

Steve Mucha faced exactly that with his subdivision project

Rather than walk away, he negotiated a creative Option Agreement and structured the deal subject to Conditional DA Approval, reducing his upfront development risk.

But then came a major Western Power delay, environmental restrictions involving a rare possum, and a Public Open Space requirement that threatened the feasibility.

So what did Steve do?

He adapted.

At our next Property Developer Network Meetup, Steve will share:

•        How he structured the acquisition
•        How he tackled the Public Open Space requirement
•        How he managed major delays and rising cost
•        How the joint venture was structured
•        And the key lessons from the project

Because development isn’t about having a perfect plan

It’s about knowing what to do when the plan changes.
