Avoid Costly Property Legal Mistakes! Gadens (Shaun McNaught)

Every property developer loves the feeling of securing a buyer. Contracts are signed, finance is lining up, and you're already calculating your profit...

But what happens when the legal issues arise after the contract is signed?

Settlement delays, changes to the transaction, contract variations, and pre-sale complications can quickly turn what looked like a profitable project into an expensive legal headache. Too often, developers don't discover the problem until it's already costing them thousands of dollars and by then, fixing it potentially difficult and expensive.

At our next Property Developer Network Meetup, we're excited to welcome Shaun McNaught from Gadens as our Industry Expert.

Shaun will reveal the legal traps that catch developers between contract and settlement, including:

•        Common legal issues that arise after contracts are signed but before settlement.
•        Delay risks that can impact your project and your bottom line.
•        How changes to transactions or parties can create unexpected legal complications.
•        The legal risks every developer needs to understand when pre-selling property.

Shaun will show you how to identify these risks early and ideally structure your developments correctly from the outset.

If you're planning your next development or already have one underway this presentation could save you from costly mistakes and help protect the profits you've worked so hard to create. A meetup NOT to be missed!
Linsey Allen
Linsey Allen is a school psychologist with more than 20 years’ experience and the founder of LotLife Perth, a boutique property development business based in Perth. Her property development journey began with a retain-and-build triplex project, where she renovated and sold the original character home while retaining the two new townhouses as long-term investments. This project sparked her passion for property development and led her to explore how thoughtful design, sustainability and profitability can work together. Wanting to better understand the building process, Linsey completed a Certificate IV in Building and Construction, helping her become a more informed and hands-on developer. Today, she is focused on creating homes that perform well, respect their surroundings and demonstrate that sustainability and profitability can go hand in hand. Through LotLife Perth, she is continuing to grow her development portfolio through carefully selected opportunities and trusted partnerships.
'Real Deal' Presentation
Retain & Build (Linsy Allen)
455m2, Coolbinia, Western Australia

You’ve found a site with character. An existing home worth keeping. A mature tree worth protecting.

And you can see the opportunity.

But can you create something better, more sustainable and energy efficient… without destroying the feasibility?

That’s exactly what Linsey Allen set out to prove.

The challenge?

Building an 8.3-star energy-efficient home while retaining the existing character home and mature tree on a site with tight size constraints

Sounds great on paper.

But once construction started, things got complicated.

Prefabricated components arrived with specification issues. Challenges emerged around the building envelope. Responsibility between the builder and supplier became unclear. And just when construction was ready to begin, the original builder couldn’t obtain Home Indemnity Insurance after contracts had already been signed.

The result?

A builder change. Delays. Extra costs. Plenty of unexpected headaches.

But the project still delivered.

And more importantly, Linsey discovered how sustainable design, modern construction methods and passive solar principles could be combined to create beautiful homes that perform better while still making development sense.

At our next Property Developer Network Meetup, Linsey will take you behind the scenes of her Real Deal and share what actually happened throughout the project.

You’ll hear:

·        What worked and what didn't
·        The realities of using SIPs and prefabricated construction
·        The hidden challenges of building energy-efficient homes
·        How quality control issues impacted the project
·        What happened when the builder couldn't get insurance
·        The lessons learned from the delays and additional cost

And most importantly…

What Linsey would do differently if she were starting the project again.

Because sustainable development isn't just about building something better for the environment.

It still has to make sense on the spreadsheet.

And this Real Deal will show you exactly what happens when the vision meets reality.
