Raj Shinde
Like many of us, Raj Shinde started his property journey while holding down a full-time 9-to-5 job (he still does). In 2019, he took the leap into his first renovation project in regional Victoria. Though completed in January 2021, amidst the challenges of multiple Victorian lockdowns, it became a valuable lesson in 'what not to do'. Undeterred, Raj quickly pivoted, leveraging his learnings to become a money partner for a short while in another project before cashing out and securing a dual occupancy townhouse development deal in South East Melbourne. Raj believes in embracing the journey and building strong connections along the way.

Deals don’t always go as planned, and sometimes it feels like everything that could go wrong, does. For Raj Shinde, the DA process took much longer than expected, with what should’ve been a simple council approval turning into a prolonged battle. Interest rates skyrocketed, going up 13 times in total, squeezing cash flow and tightening profit margins. And delays from tenants and contractors stalled progress. Even council approval for the Statement of Compliance got delayed due to staff shortages, adding to the frustration.

These setbacks create a snowball effect, each delay building on the last, draining both time and money. With rising interest rates and contractors failing to deliver, the entire project became riskier by the day.
