How To Navigate The New Parking Rules

Car Parking – two little words that can cause so much angst for a property developer!

There are just so many requirements to understand and factor in when doing your due diligence and feasibility studies!

Achieving compliant car parking spaces while maximising the site’s yield is tricky, especially on small or irregular lots. Complying with turning circles, ramp gradients, and aisle widths can reduce usable floor area and add design complexity.

Getting this design phase wrong can mean a decrease in the site yield (and your profits!) or you don’t allow enough parking spaces and Council refuses your application!  Ouch!!!

SO, what are the main regulatory, design, and cost elements you need to be aware of? AND how do you manage objections from the local community who aren’t happy with the number of parks in your project?

OR when there is a mismatch between market demand and compliance – when the planning scheme requires more parking than buyers or tenants need (e.g. close to transport hubs)?

This was Mansur Arif’s first property development project. He is looking to start building the second town house in the next couple of months.

You’ve watched a few YouTube videos on property developing and you think you know what you’re doing.  Well … Think again!

Mansur decided to purchase a block on realestate.com.au to build townhouses on and subdivide, BUT he had no exit strategy.

PLUS he didn’t understand the conditions set by council in the development approval! Yikes!

Getting this wrong can cause lengthy delays AND add significant costs to your project that you weren’t expecting!

It can even completely derail your project, so you can’t continue.

Despite securing a corner flat block of land, Mansur still faced many hurdles that he was wasn’t expecting:

-        Was not aware that subdivision and development construction are two separate things.
-        Interest rates went up he didn't have the serviceability to build
-        Needed a water main extension, costing $60,000
-        Issues with understanding councils DA conditions
-        Covid delays

Mansur didn’t let any of these issues hold him back. He got advice from experienced developers through the PDN community to help him navigate through the process.
