Maximizing Feasibility & Yield Analysis

Starting a townhouse development project can feel overwhelming!

As a developer, the challenge isn’t just finding the right location, it’s understanding how to maximise the financial potential of your project even before starting!

Without a solid Feasibility Study and accurate Yield Analysis, you risk:

- overestimating returns,
- underestimating costs,
- being unable to move your stock, and
- ultimately jeopardizing your investment. Yikes!

SO - how can you avoid the pitfalls of Townhouse Development and be able to confidently make informed decisions that set you up for success and maximize your profitability from day one!?!

Well, that’s where this week’s speaker comes in! This week we are lucky to have Vincent Choi from RPtecture, an architect with over 25 years experience, who will share:

- how to avoid costly mistakes
- assess what local buyers or renters want and meet market demand
- efficient use of space, lot sizes, and orientations
- strategic design to balance profitability, functionality, and marketability
- make best use of natural features, topography, or environmental factors

Access the true potential of your development site! Come along to this Meetup to learn how to avoid these pitfalls, and better align your designs with profit and functionality goals!

Epiphany Homes - Peter Weeda
Peter Weeda began his property development journey back in 1998, starting with flips, hold-and-flips, and the occasional full-scale renovation and relocation. When he and his wife joined forces in 2012, they shifted gears into more substantial projects, including subdivisions, splitters, knock-down rebuilds, and extensive renovations. Over the years, they built a powerful network, assembling a trusted team of experts in accounting, legal, construction, and trades. They also secured wholesale and trade retail accounts that allow them to manage every part of the building process with efficiency and quality. By 2018, with a focus on reducing risk and increasing returns, Peter and his wife turned their attention to high-end single luxury homes, where they’ve found their niche in crafting exceptional properties with stability in mind. They currently have a home in Brighton on the market, and a 112 square luxury build under construction.
'Real Deal' Presentation
Knockdown Rebuild

588 m2, NRZ3, Brighton East, Victoria

One of the simplest types of development is to knock down an existing house and replace it with something better.

Peter Weedas knew that, and was keen to do a knockdown rebuild himself as part of his property development journey.

This incredible Brighton East transformation started with a smart investment pre-COVID. The project was secured through an agent at below-market value with the added bonus of a generous 10-month settlement period. A great beginning!

But COVID definitely took its toll. The project faced unique challenges, including finance adjustments and the need to find and partner with investors amidst pandemic uncertainty.

The build itself was an adventure, taking place during the height of COVID. Timber was in limited supply, so at one point the team had to make the rounds of Melbourne's Bunnings stores to gather materials.

Despite these hurdles, they managed to make the project financially viable by partnering with a flexible builder who allowed them to complete about 30% of the work themselves.

The payoff was well worth the effort. With perfect timing during the initial lockdown surge in property prices, they sold the completed home for an impressive profit.

Come along to this meetup to learn all the ins and outs of how Peter and his team got this project over the line at a profit despite the obstacles.
