Luke Yang is a highly experienced registered builder with a strong background in construction management and property development. 'Real Deal' Presentation

730sqm, GRZ3 – General Residential Zone - Schedule 3, Mulgrave, Monash Council, Victoria

Edo and Luke met at a property seminar a number of years prior to joining forces on this two side-by-side townhouse project.

With their first project together tied up in VCAT, they went full steam ahead on this one as it passed through Council with no objections! Phew!

BUT – it still took TEN months to get through Council adding $$$ to their holding costs. Luckily they were able to lease out the property while waiting for the planning permit to come through!

The start of this project was further delayed due to the lack of timber that plagued the building industry, plus:

- had to re-engineer the building to pivot to light gauge steel frame
- pre-ordered as many supplies as possible as materials in short supply & costs rising rapidly!
- bricklayer was injured (not because of the project) causing further delay
- one of the neighbors not cooperative
- plumbing pipework from roof had to be re-routed
- additional $9k Council fees for sewerage
- AND, finance costs increased!!!

During the build, the Melbourne market fluctuated… Despite the hurdles, this duo demonstrated resilience and adaptability. If you're interested in learning more about this development or getting insights for your own projects, come along to hear from Edo and Luke!
