Janeen Gardiner
Janeen Gardiner’s development journey started with a few renovations on houses and units. She  realised she enjoyed the design and construction work, plus she could make some profits. Janeen then completed a 1 into 4 subdivision in Bendigo, and moved houses to 3 blocks as part of the development. She has since purchased another site near Ballarat, which has 5 titles and has so far moved one house to site.

What do you do with a house that has “intrinsic value” but takes up too much space on your development site or is in the wrong place for you to be able to complete your preferred strategy?

While Rob often says his favourite type of renovation is a demolition… another, more environmentally sustainable option is to relocate the house to another property!

Conversely, if you have vacant lots following a subdivision, relocating a house to that property can also be a great option.

Which is exactly what Janeen has done at her development site in Bendigo!

After completing a 1 into 4 subdivision leaving the existing house on one block, Janeen then relocated three houses to the other blocks. She will share her valuable insights of this unique aspect of property development:

- the house relocation process
- what to look for when choosing a house
- the professionals you will need to work with

- rectification works
- removal and building permits

Janeen is currently working on a second project that has 5 lots and an existing house. She has relocated one house to that project so far. Her journey exemplifies the potential for combining profitability with environmental consciousness in property development.
