So, you have come up with some awesome concept design plans with your Architect or Builder. You’re excited - the build is going to look fabulous!

THEN the plans are sent to the Structural Engineer to draw up the Construction Documents. Hmmm…

Did you know that by involving a Structural Engineer earlier in the design process, you could achieve a more efficient and cost-effective project delivery?

What sort of issues are we talking about here? Pov Luon from Engarc Consulting is a Structural & Civil Engineer and will talk us through:

- Value engineering – ways to save on build time & costs
- Different types of pier systems, slabs, framing, and roof materials
- How and when to use each of them
- Counter-levered balconies – are they worth it?
- Room widths – how wide can you go?
- One floor versus two storey
- Brick wall versus cladding on upper floors
- Window & door positions – when do I need a lintel?

Pov will go through a Case Study to explain what you need to consider from the start to the finish of the build process, so YOU can ask better questions of your building designer – it could save you thousands of dollars!
Baqir Rezaie
Baqir Rezaie, a second-generation property developer, embarked on his property journey in 2015 with the launch of his first residential project. Passionate about developing and committed to his growth, he sought guidance from multiple coaches and joined property development institutes. In 2020, he teamed up with his builder brother for multiple JV projects, including the one that he is presenting today. He has skilfully managed projects with a cumulative value exceeding $35 million, all situated in the vibrant suburbs of South-East Melbourne. His current projects are collectively valued over $50 million spanning residential luxury townhouses, childcare and student accommodation.

Have you ever wondered how to master the art of property acquisition, direct negotiation, and snagging a sweet deal?

Baqir was contacted by a Real Estate Agent with this off-market opportunity; however he realised his brother already knew the owner! The agent was reluctant to bring the owner into negotiations… a tricky situation!

Buckle up!!! That was just the start of a rollercoaster of highs and lows for this project:

- Zoning changed from GRZ to NRZ
- Unclear Permit conditions: building height, overlooking neighbours, water management
- Design changes during construction phase
- Re-design the whole roof: shape, pitch, downpipes, and gutters!
- Sloping, wet site: delivery trucks stuck in the mud needing to be craned out!
- Safety issues with site cut and fencing
- COVID delays… only 2 tradies allowed on site during lockdowns! Aughhh!
- Supply challenges: shortages of materials and tradies
