Don’t you just love the warm & fuzzy feeling when you create a Win-Win situation that massively benefits the property vendors?
Justin negotiated a 7-month delayed settlement with the vendors giving them time to arrange going into a retirement living home… also releasing the deposit he paid so they could pay the retirement village bond! Awww…
Turns out Justin needed every bit of that 7 months!
The Mornington Peninsula Council changed the garden space allowance from 25% up to 35%!
Their DD indicated that 7 small Townhouses is what the market was looking for in that area. But with the extra garden requirements, it took a fair bit of back and forth to come to a compromise and he had to drop down to 6 Townhouses which were bigger than first planned. PLUS…
- Loads of garden planning with Council Vegetation Officers with tree selection etc.
- Site is on a slant so overlooking and shadowing was an issue during planning phase with single level units next door.
- Engineering above and beyond due to the slope of the land – 6 Townhouses had a larger drop between each one then the original 7 – increased price setting out, retaining walls etc.
- Had to restructure everything and re-do the feaso!
