Julie Dal Pra
Renovating heritage properties on a country estate overseas sparked a love of property developing for Julie Dal Pra, that continued with managing and developing heritage properties on her return to Australia. Having to start again financially twice in the last 15 yrs was the catalyst for starting developing for herself. That journey started in Healesville with $25k and a lot of sweat equity and after a gap from being out of action, and after swearing she'd never develop in Yarra Ranges Council again, she's back there!
'Real Deal' Presentation
1 into 3 Lot Subdivision + Renovate Existing House

1670sqm, Neighborhood Residential Zone, Healesville, Yarra Ranges Council, Victoria

Putting in a cheeky offer paid off with Julie acquiring this property at nearly 30% discount to vendor's asking price.

She needed to! It came with a few challenges...

- it was a chainsmoking hoarder's house
- vendor didn't have belongings cleared by settlement & then did a runner!
- dreadful street appeal: 2nd worst house in the street, with the worst being next door!
- 9m easements at the rear
- neighbours tree at rear in bush fire zone

The challenges didn't stop there!

- Julie was admitted to hospital just before settlement
- Council delays
- Council made errors on planning permit
- Market for land lots turned in period of delay

This was a great project with multiple exit strategies involving renovation of the existing house to increase it's value and gaining DA approval for 3 lots when originally told only 2 lots likely.
