1186 sqm, GRZ Zone, Rosebud, Mornington Peninsula

A steep sloping site with loads of trees up to a run-down old house… it’s not surprising it was passed in at auction!

Thankfully – Deborah saw through all that! Not only was it a genuine splitter block, but behind all those trees was a superb view of the beach!

Time for Deb to get creative… to work out the “highest & best use” for the property with so many options available to her!

However, Deb soon found herself all at “C” (sea)

- Cash: how to acquire with no or low money down
- COVID: extended lockdowns affecting everything in unforeseen & problematic ways
- Council: Totally unresponsive, unconcerned & uncontactable!
- Conditions: onerous conditions on the permit
- Consultants: understaffed & booked up for months
- Costs: massive blowouts due to time delays…
