Martin Garner
Martin has been in the Construction Industry for 17 years starting as an Architectural Technologist in the UK and now as a Project and Development Manager in Melbourne. At the peak of his career, he worked for a FTSE 100 listed Residential Developer in the UK delivering 350 homes a year. He aims to be a full-time developer by the end of 2023 doing Master Planned Land Subdivisions in the Urban Growth Zones of the Melbourne Metro area following his completion of the Property Development Formula program.

642sqm, GRZ1 zoning, Doncaster, Victoria
Taking over a build project once construction has begun is always a tricky business!
Martin Garner found himself in just this situation when he was asked to Project Manage a Duplex build that was already at Frame Stage. Hmmm….
It was time to buckle up and get to it! Sifting through the documentation he was faced with several issues:
- Variations were mainly done via SMS text messages!!!
- Recording the variations so the builder was entitled to be paid for them and to ensure the bank would release the funds!
- AND ordering high risk cost items, such as appliances, early which required a variation to the payment schedule in the Contract (thanks COVID…) Aughhh!!!
- Risk to the Building Permit and Builders Warranty Insurance with variations affecting what was approved by the Building Surveyor and exceeding the 15% of the original Contract sum.
- A three-month delay to lifting the titles with Section 173 required for the shared drainage.
- Road rectification works for the Council Asset Protection Bond release.
- COVID!!! time delays due to the 5 person cap on site.
- PLUS lack of plants required to meet Landscape Bond conditions.
All the while attempting to repair the broken relationships between the landowner, the builder and all the other consultants…
Martin certainly had his hands full with this duplex build!
