Justin Lloyd
Justin spent 30 years in the manufacturing and automotive industries but had always 'dabbled' in property investing/developing. His first project was a group deal where they purchased an entire apartment block off the plan in Hampton. Having previously flipped lots in new subdivisions and done renovation/extensions, this subdivision is his first major solo project.
'Real Deal' Presentation
1 into 2 subdivision plus cosmetic renovation of existing dwelling and new build at the rear
841sqm, NRZ1 zoning, Lilydale, Shire of Yarra Ranges, Victoria
This was not a straight-forward 1 into 2 subdivision for Justin…
He was doing a cosmetic renovation of the existing dwelling and a new build at the rear BUT with a twist!!!
He was subdividing a rear 'battle-axe' block… and the site was STEEP!
This caused a few headaches - EVERYONE including the utility companies didn't know what to do when subdividing a subdivision! Meaning HUGE delays while they worked out how to do the paperwork… Aughhhh!!!
And the DILEMMAS continued:
- Bank pulled funding 1 week before start date due to the expected COVID-19 market crash!
- BANNED (?!?) from site because there was a tenant in the existing house during the second lockdown…
- One of the wettest periods on record - substantial RAIN DELAYS…
- Material shortages
- Drainage redesigns & significant cost blowouts caused by council policy changes and neighbours pulling out of their development (originally had combined drainage system)
This was one of Justin’s STEEPEST but BEST learning experiences in his development journey!
