Did you know that when you lodge your planning permit application, Council not only wants to know what is proposed on your development site BUT they also want to know how it interacts with the surrounding properties? AND not only right now, but with their “future vision” for the area as well…
This is known as a Neighbourhood and Site Description Plan (NSD) or a Site Context Plan - and is a requirement of Victorian Planning Schemes. This process is what’s known as a Site Analysis.
SO – what is this all about?
Lorenzo Rigoni of Terrain Consulting Group will share his knowledge on:
- The importance of a Site Analysis.
- Which features or characteristics of the neighbourhood will influence design response?
- How they set the scene for what can be redeveloped.
- What is meant by Existing Context & Preferred Context (Future Vision).
A thorough Site Analysis with reference to relevant Planning Scheme provisions and Policy, will avoid hold-ups with getting your development through Planning by getting this right from the start!

Are you running for the hills when you see a Heritage Overlay?
WELL… when Stuart purchased this house with a Heritage Overlay in a fantastic location in the inner Melbourne suburb of Richmond he had BIG plans to renovate it into a modern, luxury home....
BUT…the Heritage Overlay stipulated that the front façade must remain ENTIRELY intact.
IN FACT - Council mandated the keeping of the chimney which necessitated some creative solutions and $11,000 worth of steel if he wanted to keep his desired floor plan! Whaaatttt!!!
And that’s just where the interesting challenges started:
- The Building Surveyor's post-demolition inspection resulted in changes to the type of foundation used with structural engineering changes and delays,
- COVID lockdowns delayed the council planning process, and
- Shutdown of the Construction Industry causing subcontractor availability and scheduling challenges, also
- Impact of material availability and delivery timelines, plus…
- Council delays with secondary consent!
SO MANY DELAYS… really smashing his timeline and costs!
Despite all the challenges…
Stuart’s business savvy came to the forefront as he mustered an exceptional team who navigated the tricky Heritage mandates and construction challenges!
