Amy Ha
Amy has developed properties for over 6 years, ranging from reno/extension, multi-units to small-scale land subdivision. Starting off as a side project during maternity leave, it is a full time job with up to four deals on the go. Amy’s extensive background in Business Management and Environmental Engineering plays an integral part in her property development journey, with a strong focus on infill development in metro suburbs to provide extra housing stock for major transport and lifestyle hubs.
Amy lives in South East Melbourne with her husband and three young children. Small-scale property development has given her the freedom to choose what, when, and how much she wants to work, and fast-tracked her pursuit of financial independence.

Townhouse Real Deal (Amy Ha)
Imagine this… it’s February 2020 - you find a corner block in a fantastic location where you can build 3 big townhouses… not many bidders turn up at auction so you get it at a great price!
AND THEN! If you live in Melbourne I’m sure you know what came next – multiple COVID lockdowns, home schooling, 5klm travel limits, construction industry on hold…
Despite this, the town planning permit was granted within a reasonable time frame and Amy rented the original 1950s house while waiting.
DELAYS… with Build Over Easement issues meaning plan amendments to and fro between architect, engineer, water authority and Council, a Secondary Consent needed for the permit, and discrepancies between all the different plans and drawings! Confusion…!!!
Construction times were blown out due to material and labour shortages, with a 15% increase in cost! AND the bank was playing hard ball with the Commercial Loan…
Thankfully, Amy achieved not one, but two off-the-plan sales at good prices helping her secure the Commercial Loan at a low interest rate.
HOWEVER, these off-the-plan sales to owner-occupiers came with their own set of challenges…
