James is an ARRB accredited Senior Road Safety Auditor and a Department of Transport (DoT) recognised Safe Systems Assessor with a wealth of design and road safety experience. He has played a lead role in delivering projects, ranging in scale from townhouses through to hospitals, and wind farms. James has expertise in growth-area transport planning, having led delivery of a number of structure plans and precinct plans across Victoria.

One Mile Grid is a boutique traffic, transport engineering and waste management consultancy founded in 2014. They are proven leaders in the traffic, transport and waste management fields and represent developers, land owners, and numerous Council’s on projects throughout Australia.

Buying a house in GRZ zoning and converting it to a commercial premises for his wife’s physio practice – what could possibly go wrong?

In Lloyd’s case… plenty!

Off to a cracking start securing the property prior to auction, with a Building Permit in just 6 weeks, strategic negotiations with the Builder gained a fixed price contract at good rates, which meant they could relocate within 4 months of starting the build.

BUT this is where the pain started…

Moving in without required permits and an inexperienced Architect resulted in a Building Order AND Illegal Works Notice to fix design and stormwater issues, the NBN pit was across the proposed new driveway and Telstra installed the new pit in the wrong location, PLUS they had challenges with Commercial Financing… arghhh!
