Mark Reynolds
As Managing Director & Founder of Arbor Survey, Mark is highly regarded for his environmental awareness, town planning, and Victorian Civil and Administrative Tribunal(VCAT) experience. His technical skills are unmatched in this field and that's why he's called upon by many Victorian local government authorities, such as:
- Bayside City Council
- City of Kingston
- Cardinia Shire Council and City of Boroondara as the Senior Arborist and Open Space Coordinator for his expertise
As well as Mark’s local government involvement, he has also worked as a private consultant, advising clients on;
- Tree risk
- Health and structural condition assessments
- Tree valuations
- Development impact assessments and tree management plans

And, it's hard to work out which trees will truly impact the development capability of a site, what the potential traps can be and more importantly which trees are the absolute DEAL BREAKERS when it comes to Tree Protection.
Developers often become unstuck when they don't consider the importance of trees up front. Sometimes meaning that planning permission is not granted for a development AT ALL. Thus wasting a tonne of time and of course (what can be) a tonne of money if Protected Trees make a project unviable.

Brett Mollison
Brett grew up in his early 20's like many of us - studying, travelling, and working abroad, whilst not commiting to much...but he went on to complete numerous undergrad and postgrad degrees in Engineering, and held roles within Construction, and Building Services management.
Now in his early 40's, happily married with two young boys in tow, this deal was Brett's first home but also a development project for him to get to grips with the Property Development process.
And what a SUCCESS it's been!
Yes, it's proven to be a prickly one as a first deal, sure...but it's had many learnings on the way and has put Brett in a great position to secure his family's financial freedom into the future.
Now in his early 40's, happily married with two young boys in tow, this deal was Brett's first home but also a development project for him to get to grips with the Property Development process.
And what a SUCCESS it's been!

'Real Deal' Presentation
This month's Real Deal comes from Brett Mollison and was a 1 into 4 townhouse deal in Victoria on 1082m2.
As you know....ALL property deals come with their challenges and this one had a couple of prickly ones....
- TWO x Builders cancelling their contracts leading Brett to Tender the project out 3 times in a row - Yep...3 times!
- Council tried to retrospectively impose incoming planning scheme changes not yet in place...Huh?
Due to the number of changes Council requested that went beyond what was asked for in the planning scheme, as you can expect, Brett and his team proceeded down the route of VCAT...
While dealing with the constant pressure from Council and multiple Tender requirements, Brett was able to turn this deal around and successfully make up for his shortcomings by....
- Pushing the boundaries and turning this originally recommended 3 Townhouse project into 4 Townhouses
- Finance was successfully obtained under Residential lending...Woohooo!
- And, after multiple changes to the Builder and several Tender processes later, the construction was finalised with 0 variations or complications - GREAT outcome!
Brett had the right plan from the very beginning...if the deal was successful enough, he was hoping to leverage the project by keeping all of the stock at the end...
SO...what was the outcome I hear you ask?
Something MANY of you are working towards....CASHFLOW, CASHFLOW, CASHFLOW!
