When Noise Turns Toxic and Costly (Ben Hinze – ViridAU)

Tired of Losing Profit to Transport Noise Requirements?

You’ve found the perfect development site, great location, solid numbers... but it’s flagged under a Transport Noise Category. Now you're staring down the barrel of extra construction costs, council red tape, and potential reworks that eat into your bottom line.
Here’s the kicker: most developers either blindly accept council-prescribed construction methods (which are overkill 90% of the time), or they grab the cheapest acoustic consultant off Google only to learn the hard way that they’ve just blown their budget and approval timeline.

At our next Property Developer Network Meetup, we’re bringing in Ben Hinze from ViridAU who’s here to save you from that trap.

He will break down:
• Exactly how transport noise affects property value and occupant health
• What Transport Noise Categories actually mean and how to navigate them
• The DA process councils follow and how to work with it, not against it
• The costliest mistakes developers make, and how to avoid them
• How a proper acoustic assessment can save you more than it costs every time

Ben has seen it all. Approvals gone wrong, projects blown out by thousands, and smart developers who have turned things around just by asking better questions upfront.

If you want to walk away from this session with practical, money-saving insights you can apply immediately to your next deal, this is the meetup Not to be missed.
Matthew Hucker
Dr Matthew Hucker grew up in the area in which he is developing in and as such has a very good understanding of it. He graduated dux of his school, was school captain and achieved numerous academic and sporting awards along the way. He enrolled and was accepted into a Bachelor of Applied Science after completing high school. Whilst undertaking his degree he completed his real estate agents’ certificate and began selling as soon as he turned 18. His parents owned two real estate agencies, which Matthew worked in. It was here where he learned that he wanted to get involved in property development. He completed his specialist registration as a General Practitioner and subsequently qualified as a Rural Generalist with an advanced skill in Anaesthesia. Throughout his training, never lost my interest in developing but had waited until he was earning enough to fund his first development deal. He completed numerous development courses including Rob Flux’s Property Development Formula. He further improved his skillset and knowledge to tackle larger projects. Currently working as a Senior Medical Officer at a Qld Health Hospital as well as working at a local GP practice. The GP practice Matthew co-owns and manages with a colleague. His latest project has enabled him to have his brother involved and has led to further opportunity in the builder/development space which he is currently exploring.

Think Your Last Project Was Tough? Wait 'Til You Hear About This One…

If you’ve ever thought “Surely it can’t get harder than this…” then think again!!!

This was one of those projects… the kind where everything that could go wrong, did, and then some. From neighbours playing hardball, to councils dragging their feet, trades cutting corners, and Mother Nature throwing in some floods for good measure… Matthew Hucker copped it all and still got the job done.

The reality? Property development isn’t just spreadsheets, feasibility numbers, and sunshine. It’s: Competing with other developers before you’ve even secured the site, negotiations with your neighbour that turn into a mid-deal price hike, fighting wet weather, council curveballs, utility companies, and shifting regulations, stormwater nightmares and sewer delays tied to other people’s timelines, just to name a few.

And while most people would’ve pulled the pin or blown the budget trying to push through, Matthew found ways to pivot, negotiate, and grind through every roadblock without losing his mind or margin. And by the end of the project, he actually blew the margin right out of the water. Eureka!!!

At this month ’s Meetup, you’ll hear the unfiltered story of how it all played out, warts and all.

This Real Deal is packed with gold for any developer who wants to:

-Learn how to navigate unknowns without folding under pressure
-Understand what really happens when multiple delays stack up
-Know how to manage councils, utilities, neighbours, and wet weather and still come out on top
-Get better at handling tough conversations and know how to protect your bottom line when the plan goes sideways
-And make a great profit - 48% ROI to be exact

This isn’t just theory. This is lived experience. It’s raw, it’s real, and it’s exactly the kind of insight that can save you from learning the hard way on your own deal.
Whether you’re new to the game or you’ve got a few scars yourself, this is one meetup you don’t want to miss.
