Morgan Lewis’s property development journey started in 2014 attending a few meetups and seminars (including a PDN meetup at The Chalk Hotel). From here, he created a land sales business (B.E Property) which ultimately led to the opportunity to learn from and JV with clients. He currently has a JV Project 3-lot subdivision plus dual-occupancy in Victoria Point in the pipeline.
Morgan is the Co-Founder & Director of BE Property with niche expertise in marketing land in the SEQ region. He works with developers on land subdivisions to implement successful sales strategies and maximise profitability.

Sometimes the market doesn’t move in your favor during a project, and you need to pivot to plan B or C..

Morgan Lewis, with extensive experience in land sales, saw great potential when a client invited him to JV on this 1 into 3 subdivision project. Despite his expertise, the project faced challenges as rising interest rates and a construction industry crisis led to declining land values.

BUT, by understanding buyer demographics and trends in demand, they shifted strategy to create unique lowset duplexes, attracting groups of competing buyers and leading to an outstanding sales result.

From when they bought the site in April 2022 to completing the project in July 2024, they navigated several hurdles:

- Initial DA delays due to consultant lead-times
- Declining land market as interest rates continued to rise
- Change of strategy mid-way through the deal
- Opted for construction of 3 x lowset duplexes
- Choosing a builder and funding options for construction
- Multi occasions of theft prior to lock-up
- Dealing with 6 different neighbours regarding fencing and retaining
- Staging and marketing campaign to maximise sales price
