Established in 2015, VMS has expanded into a full-service acoustic consultancy firm. Their team has over 60 years of combined experience in building engineering and environmental management. VMS specialises in providing specialist advice across a wide range of sectors, including residential, commercial, infrastructure, and mining for all stages of the project including planning, design and construction. VMS’s in-house research and development team negates the need to rely on standardised solutions. It’s important to consider acoustic issues early in the development process to avoid potential cost and time blow outs. Getting this wrong can lower the quality of your end product, impact on resale, and have complaints against you affect your reputation!

Yep - this is one area of property development that is quite complex and confusing.

But don’t worry, that’s where this Meetup’s speaker comes in! We have Monica from VMS Australia who will speak about:

Hap & Co - Peter Gilmer
Originally from Ireland, Peter Gilmer has called Sydney home since 2000. With two decades in IT project management, he ventured into property investment, embarking on his first development in Brisbane in 2015 – a battle-axe 2 townhouse project and a renovation on the front Queenslander. Post-2015, he continued with various projects until December 2020, when he took on a lifted Queenslander in Grange on an 810sqm plot. After revising the DA, he completed the house in early 2022. In June 2021, Peter acquired another 810sqm in Indooroopilly, subdivided it, and, with his builder JV partner, built two luxury houses. It was during this period he enrolled in Rob's transformative Property Development Formula course. Following that, he secured a DA-approved 13-lot land subdivision in Mansfield in early 2023. Alongside this, he successfully executed a 1 into 2 land subdivision in Margate as a JV partner and wisely sold a high-end luxury home in Clayfield before construction (phew – he dodged a bullet with that one!). He’s ready to share his journey at the next Meetup!

10,795sqm, Emerging Community Zone, Mansfield, Brisbane City Council, Queensland

Have you ever faced buying a property through a silent auction? They can be highly competitive, and the agent gives NO indication of the expected price or existing offers!!!

Peter had to have absolute trust in his feasibility to offer his best price and best terms - some of which would have made the most seasoned developer squirm given that the existing DA had not yet been put out for Public Notice! Yikes!

This project was a wild ride for Peter right from the beginning:

- Existing DA had many issues impacting yield
- DA Revised: Replaced ALL existing Consultants attached to the original DA
- Earthworks Budget: Dug 20 large test pits to visually inspect the soil
- Tree Troubles: 40 additional trees discovered post-DA revision
- New Portal Process: NALL permit application approval time extended from 5 days to 15 days!
- Neighbours Trees: not factored into original design shortening road by 4m!
- Council Staff Turnover – Three different Assessors all with new questions that triggered design revisions! Augghhh!
- Koala Conundrum – Unexpected pre-start meeting visitor & the fauna catcher called in sick!

This subdivision is Stage 1 for this project. Stage 2 will see Peter build 5 new homes on the newly created land lots.
