Ben Russell has 15 years’ experience in property development and town planning. With the recent update to the South East Queensland Regional Plan - a whole bunch of new opportunities have opened up to do larger projects.

Ben Russell from Willowtree Planning is joining us this month. We’ll be taking a deep dive into structure planning and how you can optimise your lot layouts to get efficiencies at scale. PLUS… a bonus of larger sites is you can get significant height and density uplifts.

Nikki Liddell
In 1974, despite battling illness throughout his life, Nikki’s father embarked on his real estate journey in Logan. He persevered, venturing into property development, strategically selling some units while holding onto others. His unwavering commitment to his family's future led him to involve Nikki in every aspect of his business dealings.
By 1988, Nikki’s Dad extended his investments, acquiring properties for his children, a tradition Nikki continues. Her dream of owning acreage became a reality in 2003 purchasing land and initiating its development. In 2006, an opportunity in Far North Queensland bolstered her financial prospects, accelerating progress on her acreage home.
Before relocating, a recruiter doubted Nikki’s potential as a developer due to perceived risk aversion, a challenge she faced head-on. In late 2007, a fruitful joint venture with her sister materialized, resulting in a 1 into 5 subdivision project. Naming the road they developed served as a poignant tribute to their father's legacy, a gesture he cherished.
The birth of Nikki’s twin daughters in 2010 marked a profound moment, coinciding with finalising the contract for her last property development project while awaiting their arrival in the hospital. Now, with children grown, she has the opportunity to reignite her passion for property development, eager to embark on new ventures and continue the legacy her father began.

Property – it can be both a legacy and a liability!

In 1988, Nikki’s father purchased this property in Trust to help secure her financial future.

Which it did for a time, providing her with an ongoing income stream.

BUT the property was in poor condition… eventually being condemned and FALLING DOWN!!!

What followed was one delay after another… taking several years to eventually construct a new dwelling on the property:

- inability to get finance delaying the deal for a number of years.
- block size restricted the number of bedrooms permitted.
- didn’t do Before You Dig report - sewerage connection wasn’t on her property.
- delay getting the back neighbour to give permission.
- engineer delayed the draws for months.
- Christmas break, wait for the plumber to return from holidays.
- 4 sewerage plans submitted to council - each one rejected!!!

Come along to this Meetup to hear about Council stepping in to negotiate with the neighbours, and learn Nikki’s creative solution to get the number of bedrooms she wanted, setting the property up for future subdivision potential!
