Did you know that maximum density on a site, doesn’t necessarily mean maximum profit?
As Rob so often says… the key is to figure out:
1. What will make the most amount of money
2. With the minimal amount of hassle
3. ln the least amount of time
There are many things to consider when assessing “highest and best use”… particularly when factoring in the time it takes for approvals to be done, plus building time and costs! All these factors combined can really add up and impact your bottom line - Big time!
So, what are the red flags you need to look for when you are considering buying a site for development:
- If there are no DA's in place, what should I be considering?
- OR… if the site has an approved DA, is the construction is actually possible??

Despite acquiring the site during COVID in a very hot market, the valuation stacked up, DA was approved, and commercial finance in place…
But then… Uh Oh!!!! That golden glow turned a shade of grey!
- Site in a Flood Zone – the habitable area had to be 1m off the ground
- Decks at back of each townhouse to get above flood level
- Installation of stormwater Detention Tank
- Fire hydrant in middle of the driveway
- Difficult neighbours
- Build cost increased by 50% !!!! Yikes !!!
- High costs forced a strategic re-specification of the project
- Critical Path complications, Consultants at capacity!
- Auction yielded poor result… Ouch!
