What IS the value of being an “Area Expert?”
If you were at the beach on a Saturday morning and got a call about a property going to auction THAT AFTERNOON – with only ONE HOUR to do your due diligence - would you have the confidence to BUY IT?
Matt Campbell did just that… AND as a No Money Down Deal!!! Yep – NONE of his own money to get into the deal!
PLUS – he had insider knowledge that the 607m2 site could be subdivided, and it had city views! Seriously!
But let me tell you, it was not all relaxing days at the beach for Matt with this project:
- DA Conditions stipulated a shared driveway (not ideal)…
- Build contract learnings and & delays
- Project schedule blowouts – COVID impacted labour & materials supply
- Landscaping removed from Build Contract – 2-month delay!
- Delays with Plan Sealing completion because the Grass was not GREEN
- Finicky neighbours asked for a house wash!?! Whaaaaat?
- Running the project turn key or ideally turn-key with an Associate Development Manager...
