Invilla Architecture - Joseph Verrills
Joseph Verrills’ role at Invilla is multifaceted, playing a large part in sales and client liaison, building design, conceptual design and massing and overall feasibility of projects in regards to costs and planning requirements. His experience encompasses new house design, renovations, townhouse developments, commercial, health and aged care design, plus working as lead designer for two respected construction companies with construction detailing, timing, project budgets and efficient design. His invaluable knowledge of the Brisbane City Town Plan assists with timeframes and drawing revisions for developers and clients.
Invilla is a design consultancy specialising in architectural design and interior design of a diverse range of custom residential and development work including new builds (houses, townhouses, units etc) and renovations/extensions. With a streamlined design process and strong team of external consultants and builders, Invilla applies practicality and buildability to each of its projects from the start. The goal of creating beautiful, unique and cost-effective homes our clients love is equally as important as the process and Invilla aims to provide each of our clients with a personalised, stress-free and enjoyable journey.

Site Analysis Pitfalls

Wait! Before you start any construction project - it’s crucial to analyse a site correctly so you get the building design right!

Did you know that getting it wrong will not only cause time delays, but high costs to fix problems AND can increase days-on-market PLUS reduce your selling price!

This is a really common mistake for would-be property developers! Luckily, we have Joseph Verrills from Invilla Architecture to tell us what to look out for:

- Overlays, Setbacks, Site Access, Obstructions, Consultants, and more…
- Essential aspects of a site (including flow on effects) are considered/planned
- Identify any problems pre-purchase/during due diligence
- Incomplete due diligence
- Being too trusting (hmmm…)
- Assuming it can be fixed or addressed at a later date!

Chris & Jon Langton are Brisbane based brothers operating under the company Langton Developments. With a family background in Construction and Development they took the initiative back in 2021 taking action to pave the way to becoming property developers, leveraging the mentoring and coaching provided by Rob Flux and his team. They now focus on land subdivision and build projects in SE QLD.

'Real Deal' Presentation
1 into 3 Subdivision

1900m2, Low Density Residential (LDR), Capalaba, Redland City Council, Queensland

Do you have the grit and determination necessary to be a property developer? It’s certainly not for the faint-hearted!

Chris & Jon Langton took a risk and went unconditional on this property without having a stormwater L.P.D. to enable subdivision! It was a calculated risk… as they had multiple exit strategies with this project!

However, they were relentless in their approach and never took NO for an answer until they did find their L.P.D. solution - which included tunnel boring under a neighbours granny flat!

There were many negotiations with neighbours and Council along the way:

- Delays due to stormwater discharge issue
- Issues with Council Pre-lodgement meeting advice and the Minutes received, resulted in state of limbo for stormwater
- Increased holding costs and associated civil costs for stormwater/tunnel bore
- Slow and tedious process with Council

This project took ~20 months from site acquisition to Survey Plan approval, registration, and sales. Come along to this Meetup to find out which of their strategies they used to get this deal done!
