Maggie Smith is a full-time property developer mainly focusing on land development and more recently NDIS. She has also done mini boarding houses and renovations, and is currently working on 3 land subdivisions and an NDIS build project with more in the pipeline.

A little 1 into 2 lot land subdivision on a corner site - what could be simpler? Right?
WRONG!!!
This "simple" little project came with LOTS of problems for Maggie to resolve!
- Initial purchase contract crashed on advice from the solicitor.
- DA conditions resulted in a negotiated decision & took 4 months!!!
- Corner truncation measured differently in MBRC.
- Changes to the orientation of the driveway.
- No water in the water main! Eeeek!?!?!?
- Telstra pit installed too early & in the way of the driveway!
THEN...
- Sale contract crashed due to change to orientation of driveway resulting in an extra 6 months holding costs!!! Aughhh!
