Yvonne Laraghy
Yvonne Laraghy was a late starter into Property Development. In 2013 she searched for a Meetup to learn about property and stumbled across Rob Flux who had recently started PDN monthly meetings at The Brisbane Library with about 10 other people present. She got started and has continued tentatively, financing projects with standard home loans drawing on the equity in her family home. Yvonne’s projects are 1 into 2 lot subdivisions and is now onto her 6th project. She is hoping to inspire the cautious amongst us.

800m2, LDR Zoning, Cleveland, Redland City Council, Queensland
Are you a more cautious Developer? Maybe you get stuck in analysis paralysis because of a fear you'll make a mistake?... Well, that's exactly how Yvonne started out, over 10 years ago...
Yvonne bought well when she purchased this property from a vendor who needed a quick sale. Choosing not to subdivide, she decided to build a second dwelling at the rear and Strata Title instead.
BUT… Rain, rain and more rain! Who knew water could cause so many problems?!?!
The block was boggy to start with, but then…
- A major rain event revealed blocked storm water pipes and significant run off from neighbouring properties, nearly flooding the front tenanted house.
- Rain kept delaying the build start date.
- Rumour of an underground spring beneath the block and constant water flow to street.
- Issues with tenant and neighbours due to trades leaving mud on the street after working on the block.
PLUS…
- Constant delays with Energex connecting power due to original request for power being incorrect due to miscommunication with builder’s electrician from pre-start meeting.
- Issues with the tenant over backyard access.
