Kerry & Greg Bridge
Starting their property journey in investment companies resulted in unfavourable outcomes and direction. This led Kerry and Greg to decide to harness their skills, gain property knowledge and understand how to do a better job. Kerry is diligent in the evaluation of research and site acquisitions while Greg compliments with a wealth of knowledge as an Engineer and a Project Manager within the mining and construction industry. They have multiple projects on the go and are always open to discuss further opportunities with other developers to help each other.

625m2, LMDR2 Zoning, Bulimba - Brisbane City Council, Queensland
You would think that taking on Stage 2 of an already approved development would mean that all the hurdles had already been overcome… right???
WRONG!!!
Unfortunately, for Kerry & Greg the developers of Stage 1 didn’t set it up well for construction of Stage 2! Aughhh!!!
- The CMS (Community Management Statement) had LOADS of grey areas = amendments = $$$
- CMS didn’t allow for shared access of the common driveway with Stage 1 - Original CMS stated shared driveway for Stage 2
- Only a single metering point allowed under one CMS – took 5 months to resolve!
- Had to relocate a power pole out of the shared driveway
- Sewer access needed from rear neighbour due to QUU not upgrading system
- Fire and QFES costs
- Labour constraints and ever-increasing material costs
Plus… if that wasn’t challenging enough… Settlement didn't happen on time!!!
Despite the challenges, Kerry & Greg built stunning looking Townhouses!
