Plan For Plan Sealing (Wolter Consulting Group)

Plan Sealing is the final “tick in the box” for a development so that the Land Titles Office can register the newly created titles and you can sell the properties!

BUT don’t leave it until the end of the project to start thinking about it!

Any non-compliance in design, construction and plan sealing phases of the development process have impacts with time, cost and quality ramifications.

Do you read and understand your project DA approval conditions? Does your project team understand them as well?
AND…
Do you know who is responsible for resolving the issues when things don’t go according to plan - be it from a design, construction, or certification perspective???

Waimana Kingi from Wolter Consulting Group will guide us through the complexity of development approval compliance to safeguard your plan sealing delivery process:

•        What is plan sealing
•        How does plan sealing fit into the development cycle
•        What is the process
•        Where are the challenges
•        Consequences of mistakes
•        Critical advice / Take home messages

This topic is a MUST for anyone undertaking a development project. Come along to this Meetup to get all your questions answered.
Steven Hancock
After completing a Bachelor of Business and a Bachelor of Engineering Steven began his career as a Civil Engineer in 2012. Early in his career he had the opportunity to work on master-planned subdivisions in Ipswich from the planning stages through the design phases and contract administration of several of the first stages, later focusing on transport infrastructure projects.
Steven first became interested in property after reading Rich Dad Poor Dad and Steve McKnight’s 0-130 Properties in 3.5 years. He attended various property seminars, did Steve McKnight's Property Apprenticeship, and then did Rob's Property Development Formula program in 2019.
'Real Deal' Presentation
Steven Hancock – 1 into 5 Subdivision

Steven SCORED when he secured this 3,237m2 site in Cornubia, Logan City Council, off-market.

Originally considered a 4 lot project, a review with Rob showed there was 5 lot potential… AND he was able to keep the existing house! Bonus!

With easily accessible services and good neighbours things were really shaping up nicely!

BUT... that's when things floundered!

Lots of little problems were making this deal feel like "death by a thousand cuts" with:

• Water main DA/OPW conditions;
• Surprise expenses during the rental period;
• Issues with the building contractor;
• Issues connecting Energex back to the existing house;
• And wet weather…

PLUS!  he settled on the deal in February 2020 just before the pandemic with property prices expected to drop significantly!!! Eeekkk!

Some of the best learnings come through having setbacks like these… Steven will share the full story with you all about how he used his expertise and experience to conquer the challenges this project presented!
