Rob Siddle: Director, Principal Environmental Planner
Rob is the Director & Principal Environmental Scientist for S5 Environmental with over 30 years’ experience providing environmental planning, management & compliance advice and developing realistic & achievable environmental management solutions. He provides technical input &/or managed projects including Environmental Impact Assessment/Studies, Compliance & Approvals, Options Analysis & Master Planning projects, Ecological & Vegetation Assessments & Management, Rehabilitation & Revegetation Planning & Design, and Bushfire Assessments & Management Plans.

Simon Young Berryman: Principal, Contamination Management
Simon heads up S5 Environmental’s Contamination Management Division and has 20 years’ experience in contaminated land assessment, hydrogeology and environmental management.
Projects include the supervision of remediation works on an industrial site in Murarrie, the investigation and identification of options for the development of a former landfill site in Ipswich, and the investigation of numerous industrial sites in South-East Queensland.

S5 Environmental is a specialist environmental and water consultancy partnering with and servicing our clients in the Development, Government and Infrastructure sectors. When assessing a potential development site there can be a myriad of overlays in a council planning scheme that affect the property.

Ecological overlays can be particularly complex and confusing.

Vanessa Kestelboim & Scott Fixter
Scott Fixter - Sierra & Fox
Scott has been involved in the construction industry since 2010, starting as a Cadet Commercial Builder to a top-level Commercial Building Certifier. A PDF Student in 2019, he secured his first subdivision in late 2020 and is now a full-time property developer.

Vanessa Kestelboim - Connections Property Projects
Vanessa secured her first project in 2017 completing several renovations remotely in VIC and NSW. An experienced investor in subdivisions and renovations, she partners with other developers and now having completed the PDF course she is running a number of her own subdivision projects.

After meeting in the Property Development Formula course, they joined forces in late 2020 to reach their common goal of getting more subdivision deals. Scott’s detailed, analytical, and technical experience coupled with Vanessa’s networking, negotiating, and sales experience were a good complement to each other to help then reach their objectives.

When Scott and Vanessa joined forces to find a subdivision project, their tenacity paid off when they negotiated a delayed settlement on two lots side-by-side zoned LMR2, affording them time to get the Development Application approval.

A courtesy letter drop to neighbours helped to resolve concerns prior to works commencing, and their friendly neighbours also helped them out with stormwater discharge options and execution, and a quick civil works process ensued.

All was going well… then…

DELAYS…

Delays with the tenant (business) needing to stay 3 more months than expected…
Delay with the demolition of the existing houses…

THEN - a street tree disappeared! What!?!?!?

The sales of the lots are expected to finalise in November 2022, just 15 months from contract, 10 months from settlement. This is despite a lack of interest in lots from builders (directly or through potential buyers wanting to build) due to the small 7.5m frontages and one with sewer infrastructure.

This creative yet level-headed duo have loads of experience and learnings to share.
