Stephen Hayes
Stephen has been working in the South East Queensland region for over 22 years in the Environmental field. His career has had a significant focus on the development industry as an environmental consultant and has over 15 years direct involvement in preparing and delivering bushfire and ecological assessments for clients and being responsible for obtaining numerous development approvals and permits under local, state and commonwealth legislation.

Mohammad Araghian
Mohammad's story is a great example of how an accidental interest in Property Development can lead to success. He started out as just any other young man looking for his family home, but ended up completing projects all over town from a structural renovation, to a townhouse project, and a semi-detached before deciding to do land subdivisions. Mohammad now has extensive knowledge on the land subdivision processes and many varied development strategies, hits, and misses!
'Real Deal' Presentation
Our Real Deal presenter is Mohammad Araghian and this deal was a 9 lot Subdivision in Richlands, Brisbane City Council.

The 3,339 square meter site was Zoned LMR3, and was originally controlled under an Option Agreement for 8 months prior to Mohammad pushing the button on his settlement and proceeding with his next steps.

As a 9 lot Subdivision you can expect this wasn't an easy 'cookie cutter' 1 into 2, it takes careful planning and thought at every stage throughout the process from start (planning) through to the finish (execution), so needed to be thought through in great detail at EVERY step of the way.

Sometimes the simplest of tasks can turn out to be a HUGE headache! From issues with stormwater discharge and the lack of space for rubbish truck turn-around leading to a COMPLETE revision of the lot layout; to early removal of trees not specifically mentioned on the option agreement causing some fairly significant issues (and Mohammad therefore needing to settle sooner rather than later); his Civil Contractor causing delay after delay...and the list goes ON!

But, with Mohammad's diverse background of deals, he put his wealth of experience over the years into action and quickly created savvy solutions for each and every problem that cropped throughout.
