Following the 2011 floods in QLD & NSW, Dave spent time working with a major Insurance Company to support Home Owners impacted by the flood in assessing the damages and is was quickly evident that there was a major gap in market awareness of the extent of the damages that can be caused by floods

Let's face it...floods happen! And they are often unexpected and it can feel somewhat unmanageable when these devastating times hit.

So, how can you become knowledgeable when assessing your development sites for their flood impact?

What building repairs may be necessary to a flood affected site you're negotiating on...especially the ones that can't be seen by the naked eye?

And, what are the key do's and don'ts of the 'Rebuilding Process' if you have a flood impacted site?

In fact, there are sooo many common misunderstandings of this key topic, that Dave even wrote a book about his experiences to help demystify all the uncertainties.

Viv Halliday
Viv's always loved property since she can remember! Her first ever seminar was the Reno Kings and she ended up working for them and learnt so much. Lots more education then followed including our own PDF program :-) and she's always had a keen eye for property than has more than one income.

Her first property was bought in her early 20's and was turned into a dual occ during the 18% interest days...eeek! And many of the property's since then have had the same style of strategy (well that since she moved away from the negative gearing model, like where most of us tend to start!)

Viv has done about 20 x Reno's and 3 x Subdivisions over the years and her main love is for Queenslanders preferably with a Subdivision attached.
'Real Deal' Presentation
Then our Real Deal comes from Viv Halliday and was a 1 into 2 Subdivision in Newmarket with a Boarding House that has been retained cashflow.

Zoned LMR, this 582m2 site involving a Subdivision, Slide, Renovation and New Build threw a couple of curve balls Viv's way as she navigated the Traditional Building Character (TBC) overlay present on the site.

Knowing she was doing a fairly substantial renovation meant that Viv needed to learn the TBC rules (and more importantly the restrictions) STAT!

Unfortunately for Viv, a DA was required to enact her development strategy, which also meant extra works and EXTRA COSTS for the new build she had as a part of her plans.

And possibly the worst part.....Viv's Finance stopped 2/3 of the way through her construction....Oops! Always an interesting spanning in the works! And then her holding costs easily doubled as a part of the process...Oh dear!

Come along to hear how this deal panned out for Viv, and how she was able to take advantage of the corner lot to increase her building footprint. What sort of cashflow is Viv now getting on the Boarding House in Newmarket I hear you ask...? Well, you'll just need to come along to find out!
