Glen Cook ('Cookie'), is an enthusiastic International Powerline Safety Specialist and Speaker. Cookie is extremely passionate about raising powerline safety awareness after responding to several fatalities involving powerlines. He has been nationally recognised as the Safety Professional of the Year at the Australian Work Health and Safety Awards and most recently was recipient of the Queensland Community Achievement Safety Award in 2021.

Accidents with powerlines on Development projects are WAY more common than you think, and they are ALWAYS avoidable!
Think about it…an excavator arrives on site, one which you know has overhead powerlines in the front verge…
How do you as the Property Developer ensure you and your team are safe, and your project can move along smoothly without any unfortunate incidents (burns, amputations, or worse yet….fatalities)?
Accidents occur due to a lack of awareness, insufficient planning, and ‘inattentional blindness’…..
Put simply, we always plan work near the powerlines we CANNOT see, using tools like Dial Before You Dig, but we can often miss the powerlines we CAN SEE….
And as Property Developers, we rely on workers seeing powerlines when arriving on site, however human factors can occur, causing electrical hazards to be missed.

Adam Jones
Adam is the Founder and Director of the Black Bear group of companies. Black Bear was started in 2007 when Adam resigned as a practicing Solicitor to fulfill a lifelong passion for Property. Since that time Adam has gained vast experience undertaking dozens of property projects all over Brisbane utilising a broad range of strategies.
Adam has previously worked as a Buyer’s Agent and is particularly skilled in using his town planning and design experience to extract the maximum possible yield from every site. Adam has lived all his life in the northern suburbs of Brisbane and it is an area he is intimately familiar with. Adam is a fully licensed real estate agent and has a Bachelor of Laws and a Bachelor of Applied Science (majoring in Biotechnology). When not doing all things property, you can find Adam on the cricket field or spending time with his five kids.

'Real Deal' Presentation
Then our Real Deal comes from Adam Jones, Founder of Black Bear Group, and was a 5 lot subdivision and construction of 5 Rooming Accommodation dwellings to hold and rent for the long term.
Located in Oxley, this 900m2 site on LMR3 zoning was 'ripe for the picking' with the size and dimensions of the site being absolutely PERFECT for the intended strategy!
This deal took about 2 years to complete though, so as you can expect SEVERAL hiccups were experienced along the way…
Some of the most significant…
And on a more positive note, Adam was able to successfully secure a GREAT Build price well before things got a little CRAZY out there!
Join Adam for this presentation as he shared the intricacies of this long term cash flow development, which he'll now get to reap the rewards of for many years to come!

- A change to Civil regulations during the project meant they had to redesign the Civil works for the site as they were being constructed….Oh dear!
- Marked car parking in the street created difficulties with driveway locations…creating an intricate puzzle to solve!
- Difficulties getting NBN connected, meant they had tenants moved in before we had internet…never ideal!
- Securing the right finance structure to exit the deal was a SIGNIFICANT challenge…more on this from Adam on the day though, so stay tuned….
And on a more positive note, Adam was able to successfully secure a GREAT Build price well before things got a little CRAZY out there!
