One of the biggest pitfalls for small-scale developers isn’t finding a great site it’s underestimating the engineering involved in getting a subdivision across the line. Between council requirements, SA Water, SAPN, and a maze of other authorities, what looks like a straightforward deal can quickly spiral into unexpected costs, long delays, and a project stuck in limbo.

Too often, mum-and-dad developers jump in without a clear understanding of what engineering services are required, how much they’ll cost, and the realistic timeframes for delivery. Miss just one critical piece of the puzzle, and the entire project can stall leaving you out of pocket and out of options.

That’s where 𝗗𝗮𝗻𝗶𝗲𝗹 𝗣𝗲𝗿𝗶𝗹𝗹𝗶 from 𝗧𝗠𝗞 𝗖𝗼𝗻𝘀𝘂𝗹𝘁𝗶𝗻𝗴 𝗘𝗻𝗴𝗶𝗻𝗲𝗲𝗿𝘀 steps in. With many years of experience, TMK is one of South Australia’s leading multidisciplinary engineering consultancies bringing civil, structural, geotechnical, hydraulics, and more under one roof. Their integrated approach makes it simpler, faster, and more efficient to navigate the engineering process from start to finish.

At this month’s meetup, Daniel will share:
• The key engineering services every subdivision needs
• The common traps developers fall into and how to avoid them
• The due diligence you must do upfront to save time, money, and stress

If you want your next subdivision to run smoother, smarter, and with fewer surprises, this is one session you can’t afford to miss.
Mitch Smith
An electrician by trade, he balances life as a devoted husband and father while pursuing his passion as a property developer in between. After deciding he’d had enough of his previous industry, he shifted into one that truly excites and inspires him. Today, alongside two business partners, he is actively seeking a development opportunity, ideally a one into six project.
'Real Deal' Presentation
1 into 3 (Mitch Smith)
697m2, GN, Marion, South Australia

Ever thought you had your property strategy all sorted only to realise halfway through that the numbers just don’t stack up?

That’s exactly what happened to Mitchell Smith this month’s Real Deal. He bought his principal place of residence, rolled up his sleeves for a big reno, got 70% of the way through… and then hit the brakes. Why? Because the deal didn’t make sense anymore. The smarter play was to knock the whole thing down and pivot into a development.

Sounds simple, right? Wrong. On his first development, Mitchell learned some hard truths, and he’ll share how he overcame challenges such as:

•        Wasted time and money
•        Council shifting the goalposts
•        Finance headaches
•        Service abolishment delays, which in turn could have delayed the builder

Overall, it proved to be a straightforward process, with some stresses along the way

But here’s the kicker: he still came out on top.

At this month’s meetup, Mitchell will walk you through the twists, turns, and tough lessons of his very first project and show you how resilience, adaptability, and sharp numbers can turn a messy deal into a win. If you’ve ever worried about making mistakes in your first development, you’ll want to hear this Real Deal.
