Simon Caruso
Simon Caruso, founder of OmniVersa Property, is a proud first-generation Australian born to Italian migrants. Growing up, he was fortunate to learn the value of hard work, integrity, and traditional family morals from his parents. They instilled in Simon the belief that with dedication and perseverance, anything is possible.
However, by the time he reached his late teens, he realized that hard work alone didn’t necessarily lead to financial success. Simon knew that if he wanted to create an abundant lifestyle for his family and future generations, he needed to think differently. That’s when he turned to property development – not just as a career, but as a way to transform opportunities into lasting value for himself and others.
At OmniVersa Property, he brings this same mindset to every project. Simon is passionate about creating affordable housing, helping families get into the property market, and working alongside homeowners to unlock the potential of their land.
'Real Deal' Presentation
1 into 2 Land Division

600m2, General Neighbourhood, South Australia, Newton (Campbelltown City Council)

You never know when the next great deal will find you—this one came up during a casual chat at a Friday BBQ lunch! Imagine being handed a 600m² block in Newton (Campbelltown City Council) as a birthday gift from your grandfather. The potential was huge, but as with any deal, the road to success was anything but straightforward.

Joint ventures with property owners can be tricky—yikes! Just when you think you’ve got everything lined up, the unexpected pops up. In this case, the brother and sister who owned the property were at odds: one wanted to subdivide, and the other wasn’t on board.

To make things even more challenging, the sister lived overseas, turning simple negotiations into a logistical nightmare. Add to that a solicitor who messed up the contract clauses, nearly causing the whole deal to fall apart. Talk about a rollercoaster!

That’s where Simon Caruso, Life and Property Coach for Rob’s Property Development Formula Programme, stepped in. Simon’s expertise in communication and problem-solving helped him navigate the tricky dynamics, bridge the gap between the siblings, and fix the deal before it was too late.

How did Simon turn this BBQ conversation into a successful outcome despite all the obstacles? Come along to this Meetup and hear the full story!

Simon will share how he tackled communication breakdowns, negotiated with overseas parties, and dealt with legal hiccups to turn this potential disaster into a win-win outcome for everyone involved.

Don’t let deals slip through your fingers—learn how to handle the unexpected and walk away with success. Join us to find out how!
