Of course, we all want to get a great deal on the purchase price, BUT there is so much more that goes into buying a property!

For example, the clauses that you have in your Contract can MAKE or BREAK a deal!

Vanessa Templer
Vanessa Templer bought her first property at 19 years old - a Freehold Roadhouse in Victoria on the Glenelg River. She lived in the attached residence and in just over 2 years grew the business from zero regular truck drivers stopping to over 250 trucks stopping to eat most days of the week. Selling for a healthy profit, Vanessa got the taste for real estate which has never left her to this day. Since then, she has completed a wide variety of real estate projects including renovations, resi and commercial sites for long term cash flow, new builds of detached homes, townhouses and currently apartments, subdivisions, house and land packages, off the plan deals and managing her rentals. Vanessa now looks for projects that she can learn from with some element that she has not tackled previously. Basically, she is having heaps of fun and the returns are a very exciting by product!

When Vanessa found this 732m2 site while doing due diligence for another project, she realized that it was a great “starter” for her two adult children – with some ground rules, of course!!!

Setting expectations with a JV agreement, they were excited to get cracking.

Their excitement soon waned when troubles arose:

- the Town Planner was a lemon,
- Deemed To Satisfy submission was rejected,
- hired Property Lawyer to fix Town Planner’s blunders,
- time frame doubled,
- so did the holding costs!
- AND the build was $170,000 over budget!

Vanessa knew the importance of getting the right builder to bring this project in on-time and on-budget. She negotiated Construction Contract terms to hold the builder accountable…
