Karen Baldwin
Rainmaker Property is Karen Baldwin and Scott Ellis. They started their active property journey as cosmetic renovators and have done in excess of 60 cosmetic and structural renovations in the past 10 years. As is often the way with renovators, they "evolved" into property development about four years ago as they wanted to do deals that were less hands on and with healthier returns. Since then they have done numerous land subdivision projects as well as several developments. Current projects include 3 x 2 storey homes at Torrens Park, 7 Affordable Housing townhouses at Oaklands Park and a 23 lot subdivision on the Yorke Peninsula, and are in the process of completing construction of 9 townhouses at Bedford Park.

Would you bid at auction on a property that was used as a clay mine in the 1880s and then collapsed in 1956?!?!

Think about it… you’d need an A-Team that you could absolutely trust to navigate a project like this through Council!

Karen and her JV partner did just that - and stayed on track to their goal of this being as positive, and profitable, experience as possible… despite all the challenges on their path:

- JV partner changed employment & lender would no longer finance the deal!
- Fancy footwork at the 11th hour to have finance in place in time for settlement.
- Interest rate rises, steep escalation in building costs and horror stories of builders going bust…
- Land sales ground to a halt – selling price adjustments followed.
- Council asked for ground penetrating radar testing to a depth of 35 metres! Whaaaaat????
- Council/DTI refused access from road resulting in a re-design.
